How Much Does a Performance Solution Report Cost?
The cost of a performance solution report depends on the complexity of the departure from the Deemed to Satisfy provisions, not on the size of the building alone. A simple, well documented issue can be assessed quickly. A project that touches fire, egress and access together needs more analysis and costs more. The most reliable way to get a number is a fee proposal based on your drawings.
What drives the cost
Number of departures. Each Deemed to Satisfy provision that is not met needs its own assessment against the relevant NCC Performance Requirements.
Assessment method. Comparison with Deemed to Satisfy provisions, expert judgement and verification methods take different amounts of work.
Supporting evidence. Product test reports, engineer input and fire modelling add time and may add third party fees.
Quality of the drawings. Complete, consistent drawings reduce back and forth and speed up the report.
Building class and use. Class 2 to 9 buildings usually involve more occupants and more risk, so the justification needs more detail.
How long it takes
The report itself is usually a matter of days or a few weeks once the brief is agreed. The longer part is often the approval, because the building surveyor or certifier must review the report before issuing a permit or certificate. Engaging a consultant early, before the permit application is lodged, is the best way to avoid delays.
How to keep cost and time down
Ask whether a performance solution is actually needed. Use our free checklist first.
Speak to your building surveyor early about which departures they are willing to consider.
Send complete drawings and any existing reports at the start.
Bundle related departures into one report where possible.
Respond quickly to questions during the assessment.
Get a fee proposal
Every project is different, so we price each one individually. Request a Fee Proposal and include your drawings, the building class and the provisions you are concerned about. Related reading: What is a performance solution? and Performance Solution vs Deemed to Satisfy.
